Tenant Eligibility Requirements
All rental applications are processed by our third party partner. Application fee is $40. Payment must be made online prior to release of your application to us.
Please read the following policies;
Each person 18 years of age or older must complete an online application must be completed by the applicant. The applicant must complete the application process online and pay appropriate fees online prior to consideration.
Only the applicants may reside in the property if approved.
If a co-signer is necessary, the co-signer must also complete and sign a Lease Application and Tenant Information Form. The acceptance of a co-signer is not normal policy and is subject to individual approval or denial by CLE Real Estate, LLC.
Smoking indoors is NOT allowed at any of our properties.
●Pets are allowed at some of our properties on a case by case basis- additional fees apply.
●No prior evictions; no criminal history required. Any bankruptcies must be discharged and over a year old.
We will check the credit standing and criminal background of each applicant and co-signer 18 years of age or older.
Credit score of 600 and above would qualify for one month security deposit. Lower credit scores can be considered but the security deposit would be 1.5X or 2X one-month's rent.
●Applications with missing or false information will not be considered.
Applicant's gross monthly income must be at a minimum three times the amount of the monthly rent.
Income will be verified from copies of the prior two (2) months of pay stubs provided with the application.
Self-employed applicants must provide their two (2) most recent tax returns or other means to prove income.
●Unverifiable income will not be considered.
●Copy of driver's license or state issued photo ID for applicants 18 years of age or older.
Move In Costs
Security Deposit of one (in some cases two) month's rent (cash, certified check or money order only)
First month rent + applicable pet fees
Tenant to move in only after all required move in funds have fully cleared.
All utility accounts, where applicable, must be transferred into the resident's name as of the date of possession or within three (3) days with owner’s approval.
